Dear Guest:

Moose Hollow owners and Staff welcome you to the beautiful Smoky Mountains! Please note the following. This cabin is privately owned and we ask that you treat their cabins and lodges just as you would like someone to treat yours.

Reservation Requirements: An advanced reservation payment will be required to confirm your reservation. The amount required is one night of the base rental rate plus the Travel Insurance Protection Premium, if purchased. Reservations made under false pretenses of any kind will result in the forfeiture of all monies paid as well as the cancellation of your reservation.

Cancellations: Once your reservation deposit has been received, there will be no refunds given within 30 days of your arrival except through coverage under CSA Travel Protection Insurance. If you choose to cancel outside of 30 days 100% of your deposit will be refunded less the $35.00 processing fee. If you have purchased CSA Travel Insurance contact them at (866) 999-4018.

Payments: Acceptable forms of payment are Pay Pal, Visa, MasterCard, Discover, AMEX, personal checks and money orders. If paying your advanced reservation payment by check, it must be received within 7 days of the tentative reservation being made to avoid being cancelled. Final payment is due 30 days prior to arrival. If booking within 30 days of arrival, total payment must be made at the time of reservation.

Acts of God: The owner of Moose Hollow Lodge shall not be liable for events beyond their control which may interfere with Guest occupancy, included but not limited to Acts of God, acts of governmental agencies, fire, strikes, war, inclement weather or any other unforeseen incidents outside of our control. No refund will be offered in these circumstances.

Furnishings: Moose Hollow is privately owned, so rates, descriptions, bed sizes, furnishings are subject to change. Towels, linens, blankets, pillows, furniture, utensils, cookware or any other property supplied with the unit must not be taken out or moved from one unit to another. Losses of these items are not covered under your Damage Waiver protection plan and will be charged to any credit card on file immediately upon discovery of missing items.

Housekeeping / Maid Service: A basic supply of linen is provided. Bed linens and bath towels are not changed during your stay. We will notice the difference and will charge for our missing towels. Missing towels are NOT covered under your damage waiver protection plan. We provide an initial supply of hand soap, dishwashing liquid, dishwasher detergent, garbage bags, toilet tissue and paper towels. Guest are responsible for replenishing should they need extra while staying with us. Guests should bring any personal articles, food and drink, coffee filters, napkins, foil, etc. Washers and dryers are in most units for your convenience. Any lost, damaged or stolen linens are subject to a $200 replacement fee, any lost, damaged, or stolen towels of ANY size are subject to a $100 replacement fee.

Pets Policy: No pets are allowed in any unit or on the premises unless prior authorization is granted by Moose Hollow Owners. If we find you in non-compliance while still our guest, you will be evicted and all monies paid forfeited. We reserve the right to cancel reservations and/or occupancy of rental units plus charge a minimum $300 fee for treatment of fleas, and to clean the cabin. In pet friendly units a non-refundable $75 fee will be charged.

Pool Policy: Moose Hollow owners are not responsible for injuries resulting from pool use. Pool cabins do not have onsite life guards, therefore swimming is at your own risk and all swimming must be supervised by an adult. Upon exiting the pool area all doors and windows must be secured to maintain security and proper humidity levels. No renters or guests thereof are permitted to change any pool water or room temperatures.

Smoking Policy: Smoking is not permitted in any units. If we find you in non-compliance while still our guest, you will be evicted and all monies paid forfeited. An additional cleaning fee of $150 will be charged to any credit card on file regardless of when the discovery is made.

Fire Arms: No fire arms are permitted on the premises at any time, additionally AIRSOFT GUNS ARE STRICTLY BANNED AT ALL OF OUR RENTAL PROPERTIES! ANY EVIDENCE OF THEIR USE WITHIN ONE OF OUR PROPERTIES WILL RESULT IN A PENALTY OF AT LEAST $300 BUT NOT LESS THAN $100, NO EXCEPTIONS!

Fire Codes: FIRE CODES PREVENT OUR ISSUING MATCHES, LIGHTERS, OR KINDLING TO GUESTS DURING THEIR STAY. PLEASE WATCH GRILLS CAREFULLY!

· Do not attempt to start fires in areas inside or outside of any of our units that are not equipped for the purpose of building fires.

· Do not attempt to build wood fires in fireplaces that are equipped for propane as these fireplaces are not built for wood

Age Requirements: You must be 25 years of age to rent this unit unless a waiver is given in writing. Proof of age required. Reservations made under false pretenses will be evicted and forfeiture of all monies paid. Units are monitored for violations.

Maximum Occupancy: At all times, the maximum occupancy is the number stated on your confirmation, including children.

Maintenance: During your stay, promptly report any maintenance problems to house keeping. Do not leave doors or windows open while the HVAC is operating. Do not put the HVAC unit on 'fan' - ever. Moose Hollow staff may enter the unit to respond to any maintenance and/or housekeeping issues during your stay. We make every effort to keep each property and its equipment in good working order. We will strive to make any repairs as soon as possible. We cannot guarantee HVAC, TV's, appliances, etc. NO REFUNDS OR RATE ADJUSTMENTS WILL BE MADE FOR MECHANICAL FAILURES.

Check-In: Check-in is 4 pm to 8 pm EST on the scheduled day of arrival. Occasionally, due to unavoidable circumstances, a property may not be ready for Check-In at 4:00 pm. No Check-In will be permitted until your rental account has been paid in full, including taxes and any other fees. Early check-ins are allowed when possible and at the sole discretion of the owner. You MUST call (301) 238-5133 the day of arrival to gain early entry to the unit. Do NOT attempt to enter the unit without prior approval.

Check-Out: Check out is no later than 11 am EST the day you are scheduled to leave. Late departures will be charged in 30 minutes increments at the rate of $25 per ½ hour. At Check-Out, Moose Hollow owners, requests that Guests clean all dishes; set thermostat at 60 degrees in winter and 77 degrees in summer; turn off all electrical items including lights and fans; secure hot tub cover; secure all doors and windows and place trash in the outdoor receptacles. The need for excessive cleaning will incur an additional charge.

Other Rules/Regulations: The guest shall not assign this agreement or sublet the property in whole or in part. An activity constituting a nuisance of which is offensive or disruptive is not allowed. Any noxious or illegal acts will constitute grounds for immediate eviction with forfeiture of all monies paid. This Property is inspected upon Check-Out by a member of our Cabin Services Staff. Guests are required to inform Moose Hollow house keeping if any breakage or damage occurs during stay, or is observed upon Check-In. Guest shall not destroy, deface damage or remove any or part of the property, or render smoke detectors inoperable. Guest shall be liable for any damages.

Guest agrees not to behave in any unlawful or improper manner in or around his/her rented property, nor shall unreasonably loud activities be carried on in any property or common areas. Guests will be asked to leave without refund if such circumstances occur. The Moose Hollow Lodge owner has the right to terminate this Agreement and remove disruptive guests without refund.
